The same wet ceiling can be one slipped slate or a whole slope whose felt has perished. The repair, and the price, turn on which it is, so the survey settles that first.

A slope stripped and re-felted

When the felt under a low-pitched roof has gone, wind drives rain up under the slates and no number of new slates will stop it. That slope is stripped, the battens checked and replaced where they have rotted, new breathable felt laid, and the slates put back or matched. The other slopes are left alone if their felt is sound.

Slates hooked, matched or relaid

On the terraces the slate often outlives the nails. A slipped slate is hooked back and a broken one matched in natural slate. When slates are coming off in every gale, the nails have failed across the slope, and Jordan will tell you that on the survey rather than after the third call-out.

What tends to come up before a repair is booked.

Why does my cottage roof only leak in a storm?

Because the pitch is low and the rain is driven up under the slates, where only the felt stops it. Once that felt has perished, a storm gets through and a calm day's rain does not. New slates do not fix old felt, so the survey looks at it from inside the attic.

Can you re-felt one slope and leave the rest?

Yes. The slope that is leaking is stripped, felted on new battens and re-slated, and the others are left as they are if their felt is still sound. Jordan tells you if the rest is on its way.

My roof joins next door's. Can you work on mine alone?

Yes. The work stops where the two roofs meet and your neighbour's slates are left as they are. If the valley or the stack between you needs their agreement, you are told before anything starts.

Is it cheaper to patch the chimney with tar again?

Tar is a patch and lead is the repair. Tar cracks, the water gets in behind it, and the same mark comes back on the chimney breast. Jordan prices the lead flashing and you decide.

Do you charge a call-out fee to look at the roof?
