When repairs stop making sense, the roof is stripped and started again: new felt, new battens, new slate or tile, and new lead at the valleys and flashings. Jordan surveys the whole roof before he prices a re-roof.
When the slates have gone soft, the nails have rusted through and the felt is in shreds, a re-roof starts again from the rafters.

The old slate stripped, the timbers checked, new breathable felt and battens, then natural slate laid and fixed. Right for Dublin's older redbrick terraces.

Concrete or clay tile on the 1930s to 1970s houses that were built with it. Same strip, felt and battens, then tile with the ridges and hips bedded or dry-fixed.

Every valley, chimney flashing, soaker and abutment done in new lead while the roof is open. This is where a cheap re-roof fails, so it is not where we save.
Get a priceThe survey answers this. If a repair will do, that is what you are quoted. These are the signs that a roof is at the end of its life.
Jordan looks at the whole roof, from above with a drone where it helps, so the price is based on what is actually there.
A written price before any work starts. If hidden damage turns up, Jordan shows you and prices it before going further.
Fully qualified roofers, proper materials, and the site left clean when the job is done.
The price comes from the size and pitch of the roof, the slate or tile you choose and what the survey finds. It is written down before we start. If rotten timber turns up once the old covering is off, Jordan shows you and prices it before any extra work.

Natural slate on the older redbrick terraces, concrete tile on the semi-detached estates. We re-roof both across Dublin and the surrounding counties from our base in Kimmage, Dublin 12.

Storm damage, a slipped slate, a leak over the bed. The mobile is answered 24 hours, so ring it first.
Emergency roof repairs, what to expectWhat people ask before they commit to a whole new roof.
Natural slate lasts longest, and good slate often lasts over 100 years. It is what the old Dublin roofs were built with. Manufactured slate and tile cost less up front. Jordan will price the option that suits the house and your budget, and tell you the difference.
Sometimes part of them. Good Welsh or Irish slate that slipped because the nails failed can be graded and relaid. The survey shows how much is worth keeping.
It depends on the size of the roof, the weather and what is found under the slates. Jordan gives you a realistic timeline with the price, and tells you if it moves.
Replacing a roof like for like does not normally need it. Changing the roof shape or adding dormers can, and so can work on a protected structure or on a house in an Architectural Conservation Area. Jordan will tell you if your house might be one of those, and your council can confirm it.
Best done while the scaffold is up. Chimney repointing, capping, new fascia and gutters can all be added to the one price.
