Each suits a different roof. Torch-on felt, laid as a two-layer system, suits most garages and extensions. EPDM rubber goes down as one sheet with no joints. Fibreglass is hard-wearing on small roofs and balconies. Jordan will tell you which fits yours and why.
If the covering is mostly sound and the deck is dry, you are quoted for a repair. If the felt is brittle across the roof or the deck is soft, a new roof is the only repair that lasts.
Yes. A warm roof puts insulation on top of the deck under the new covering, and it makes a real difference to the room below.
No flat roof is truly flat. It needs a fall to the outlet. When the fall is wrong or the deck has sagged, water ponds and works its way in. A new roof is laid with the fall corrected.
