Slates refixed or matched

A slate that has slipped is hooked back; a broken one is replaced in matching natural slate. Before that, Jordan looks at the felt and the battens from inside the attic, because slates fixed onto rotten battens are money spent twice. If the timber under a slope has gone, you are told, and that slope is priced as a strip and re-slate instead.

Lead relined, not patched over

Valleys and the gutter behind a parapet are lead. Where it has split, the slates beside it come up, the old lead comes out and new lead goes in, dressed under the slates so the water has nowhere else to go. A smear of sealant over a split holds for a season and the stain comes back.

Can one slipped slate be fixed on its own?

Yes, if the rest of the slope is holding. One slate is hooked back without lifting the others. If several have gone on the same slope, the nails are failing across it, and Jordan will say so rather than fix one and come back for the next.

Do you need scaffolding to look at the roof?

Usually not for the survey. The attic shows the felt and the timbers from underneath, and the slopes behind a parapet are looked at from above. Scaffold is only priced when the repair itself needs it.

The leak is over a flat I rent. Who do you deal with?

Whoever is arranging the repair. The survey and the written price can go to the landlord or the management company, and the work is booked with whoever is paying for it.

Will the repair show from the street?

A slate repair is matched in natural slate and blends in as it weathers. New lead is bright at first and dulls to grey. Repointing is done in a mortar to suit the brick, not a cement smear.
